Florida Tenant Application Process: Requirements, Screening, and Approval Steps

Residential Lease Conditions
All applicants must personally view the interior of the property before submitting a Residential Lease application and must accept the property in its current AS IS condition, unless a written agreement for specific repairs has been made with the owner. Any such written agreement will become an official part of the lease. Verbal representations or promises are non-binding and shall not be relied upon.

How to Apply for a Rental | Riance Realty LLC – Application Criteria & Process
Applicant
Any person 18 years of age or older applying for residency. Each applicant must submit a completed application, all required supporting documentation, and pay the application fee. Applicants are financially responsible for the lease unless designated as an Occupant.
Occupant
Any individual 18 years or older who will reside in the property but is not financially responsible for the lease. A dependent occupant must provide proof of dependency (e.g., most recent tax return or medical documentation). Occupants must complete an application and pay the application fee. Individuals under 18 years of age are not required to apply and are not financially responsible.
Tenant
Any person 18 years of age or older who will reside at the property and is financially responsible for the lease. Tenants must complete the application process, submit supporting documentation, and pay the application fee.
Guarantor
A financially responsible party who will not reside in the property but agrees to guarantee rent payment in the event the tenant defaults. Guarantors must be at least 18 years of age, submit a separate application, pay a separate fee, and qualify independently.
Application Processing Time Frame
Applications are typically processed within 2 business days. However, delays may occur based on volume, PENDING VERIFICATIONS or missing documentation. Applicants will be notified of approval or denial upon completion of screening. Once approved, you have 24 business HRs to submit required lease documentation, pay the processing fee, and provide the security deposit.
How to Apply
To submit an application with Riance Realty LLC, please provide: A completed application form for any person 18 years of age or older that will reside in the property. Non-refundable application fee per adult. Valid government-issued photo ID (e.g., driver’s license, passport). Valid Social Security Number or, for international applicants, valid visa documentation and 3-6 months' rent prepaid. All required verifiable income and employment verification. Authorization for third-party tenant screening.
Application Criteria
Income Requirements
· Tenant(s): Combined gross monthly income must equal or exceed 2.7-3x's (times) the monthly rent.
Acceptable Proof of Income
- Recent pay stubs (If paid: Weekly 4 Paystubs, Biweekly 2 Paystubs, Monthly 3 Paystubs), W-2s, or LES.
- Retirement or Social Security award letters.
- Child support/alimony (with legal documentation).
- CPA letter for self-employed applicants and bank statements.
- Last 2 years’ tax returns and bank statements for self-employed or retired applicants.
